About Costa Cálida Real Estate
We are Karen and Michiel. With more than 15 years of experience in real estate and development, we built an established name in the Gooi and Vechtstreek region since 2012. Since 2025 we have also been active on the Costa Cálida, in the area around Murcia — a region we already know well ourselves: we lived in Spain before.
At Costa Cálida Real Estate, property is about more than just finding the right home. It's about understanding your wishes and guiding you seamlessly, from the first conversation to the moment you feel at home.

About Karen & Michiel
With more than 15 years of experience in real estate and development, we have built up deep-rooted knowledge of the market. Since 2012 we started in Amsterdam and the Gooi area and grew into an established name in the Gooi and Vechtstreek region.
Since 2025 we have also been active in Spain, specifically on the Costa Cálida around Murcia. We've lived here before ourselves, and have since built up a wealth of knowledge and experience in the Spanish property market.
We know that buying a home in Spain isn't just about location, price and appearance, but above all about clear guidance, reliability and the right preparation. Every buyer has different wishes — that's why we look at your situation, budget, housing preferences and plans for the future. You get honest advice, clear explanations and guidance in your own language.
For the legal side we work with an independent, Dutch-speaking lawyer. Alongside that, we bring in a gestor: a Spanish administrative specialist who helps with practical matters such as applying for an NIE number, tax filings and arranging permits — this is different from the legal assessment carried out by your lawyer.
Costa Cálida & Murcia
The 250km-long Costa de Murcia, also known as the Costa Cálida, is one of the most beautiful spots on the entire Spanish Mediterranean. Two seas on one coastline: the Mar Menor and the Mediterranean Sea. Impressive cliffs, endless white-sand beaches, lively harbours and unspoilt coves — with more than 3,000 hours of sunshine a year and a mild average winter temperature of 19°C. Divers and sailors also love Cabo de Palos, with its distinctive lighthouse and the protected Islas Hormigas marine reserve.
The area around the Mar Menor offers the most interesting properties: places like La Manga, Los Alcázares and Mar de Cristal are popular with our buyers, with apartments and villas just metres from the beach at an attractive price-quality ratio. The region also has 16 golf courses, including the internationally known La Manga Club.
Murcia is also known as one of Spain's gastronomic provinces: fresh fish and shellfish from the Mar Menor, vegetables from the fertile Huerta de Murcia, and a lively tapas culture in its towns. For anyone who loves local markets, beachfront restaurants and a relaxed Mediterranean lifestyle, this is a region to fall in love with.

Frequently asked questions
Important questions from Dutch and Belgian buyers about property on the Costa Cálida.
Yes, if you're well prepared, a home on the Costa Cálida can be a smart choice. It offers a wonderful climate, lower house prices than in the Netherlands or Belgium, and a good chance of value growth. You can also rent it out for extra income.
Of course, there are also things to consider, such as taxes, maintenance and rental regulations. That's why it's important to have a reliable party guiding you through the whole process — which is exactly what we help you with.
Yes, without any problems. There are no restrictions on foreigners buying Spanish property. There are, however, a few important steps:
With the right guidance, this is relatively straightforward. We help at every step, from the first viewing to the legal completion.
As a Dutch or Belgian citizen, you can take out a mortgage with a Spanish bank or a Dutch/Belgian bank offering international financing. Spanish banks typically finance 60-70% of the purchase price for non-residents; you fund the rest yourself. After an offer, the property is valued and you sign the mortgage deed at the notary, together with the purchase deed.

The total cost consists of the purchase price plus additional costs:
For a €250,000 property, this comes to roughly €100,000 in required own funds. We're happy to help with a personal financial plan for your situation.
Villas on the Costa Cálida: from €200,000 to €750,000, depending on location, size and distance to the beach.
Apartments on the Costa Cálida: from €200,000 to €800,000.
Besides the purchase price, allow for 10-15% in additional costs (tax, notary, lawyer).
Yes, but rules and permits apply. In most regions, including the Costa Cálida, a tourist rental licence (licencia turística) is mandatory. The property must be registered with the local authorities and meet minimum requirements such as air conditioning and a first-aid kit.
Non-residents pay 19% tax on rental income (for EU citizens), plus any local taxes. A well-rented apartment or villa can yield a return of 5-10% per year. We help with the licence application and put you in touch with rental managers.
As a tax resident you need valid ID, your NIE number and proof of address. As a non-resident (fewer than 183 days a year in Spain), a valid ID and your NIE number are usually enough. The process is quick: you receive your account number directly during the appointment, and bank cards follow after 5-7 days.
Note: in Spain you usually have a separate card for debit payments and one for credit card payments. Budget around €5 a month in management fees. We're happy to guide you through this step, as with the rest of your move to Spain.
Transparent fees
Every client and every situation is different. That's why we work with clear agreements and transparent fees per service. We discuss in advance which guidance you need, what's included in the service package, and which additional services are offered separately.
