Frequently asked questions
Everything you need to know
before you buy.
Important questions from Dutch and Belgian buyers about property on the Costa Cálida.
Is it wise to buy a house in Spain?
Yes, if you're well prepared, a home on the Costa Cálida can be a smart choice. It offers a wonderful climate, lower house prices than in the Netherlands or Belgium, and a good chance of value growth. You can also rent it out for extra income.
Of course, there are also things to consider, such as taxes, maintenance and rental regulations. That's why it's important to have a reliable party guiding you through the whole process — which is exactly what we help you with.
Can I easily buy a house in Spain as a Dutch or Belgian citizen?
Yes, without any problems. There are no restrictions on foreigners buying Spanish property. There are, however, a few important steps:
- Applying for an NIE number — the tax identification number you need for the purchase
- Opening a Spanish bank account — for payments and fixed costs
- Having a legal check carried out — to confirm the property is debt-free and compliant
- Signing the preliminary purchase contract and paying a deposit — usually 10% of the purchase price
- Completing the purchase at the notary — the official deed and registration in your name
With the right guidance, this is relatively straightforward. We help at every step, from the first viewing to the legal completion.
How do I get a mortgage?
As a Dutch or Belgian citizen, you can take out a mortgage with a Spanish bank or a Dutch/Belgian bank offering international financing. Spanish banks typically finance 60-70% of the purchase price for non-residents; you fund the rest yourself. After an offer, the property is valued and you sign the mortgage deed at the notary, together with the purchase deed.

How much money do I need to buy a house in Spain?
The total cost consists of the purchase price plus additional costs:
- Own contribution: at least 30-40% — Spanish banks finance a maximum of 60-70% of the property value
- Additional costs: 10-15% of the purchase price (transfer tax, notary and registration fees, lawyer's fees, any mortgage costs)
For a €250,000 property, this comes to roughly €100,000 in required own funds. We're happy to help with a personal financial plan for your situation.
What does a villa or apartment cost on average on the Costa Cálida?
Villas on the Costa Cálida: from €200,000 to €750,000, depending on location, size and distance to the beach.
Apartments on the Costa Cálida: from €200,000 to €800,000.
Besides the purchase price, allow for 10-15% in additional costs (tax, notary, lawyer).
Can I rent my property out to tourists when I'm not there?
Yes, but rules and permits apply. In most regions, including the Costa Cálida, a tourist rental licence (licencia turística) is mandatory. The property must be registered with the local authorities and meet minimum requirements such as air conditioning and a first-aid kit.
Non-residents pay 19% tax on rental income (for EU citizens), plus any local taxes. A well-rented apartment or villa can yield a return of 5-10% per year. We help with the licence application and put you in touch with rental managers.
How do you open a bank account in Spain?
As a tax resident you need valid ID, your NIE number and proof of address. As a non-resident (fewer than 183 days a year in Spain), a valid ID and your NIE number are usually enough. The process is quick: you receive your account number directly during the appointment, and bank cards follow after 5-7 days.
Note: in Spain you usually have a separate card for debit payments and one for credit card payments. Budget around €5 a month in management fees. We're happy to guide you through this step, as with the rest of your move to Spain.
