Murcia House Prices: What the Official Numbers Show

Key takeaways
- The official INE index shows house prices in the Region of Murcia up about 71 percent between Q1 2016 and Q4 2025, against about 82 percent for Spain.
- Annual growth in Murcia accelerated from 1.7 percent in Q1 2023 to 14.4 percent in Q4 2025.
- In late 2025, Murcia's annual growth was above the national figure of 12.9 percent.
- The index measures change in prices, not the price level of a home, and it is not a forecast.
If you are thinking of buying in Murcia, you will hear that prices are rising. Here is what the official statistics actually say, with the numbers from Spain's national statistics institute (INE).
What this index measures#
The INE house price index (Índice de Precios de Vivienda, IPV) tracks how prices of homes change over time, with 2015 set to 100. It shows the change in price, not the price of a home in euros, so it cannot tell you what a villa in Murcia costs. It also looks backward and is not a forecast. The figures below are the latest I could retrieve from INE's database, covering up to the fourth quarter of 2025; check INE for newer quarters.
Murcia against Spain since 2016#
In the first quarter of 2016 the index stood at 100.4 for Murcia and 102.8 for Spain. By the fourth quarter of 2025 it was 171.8 for Murcia and 186.8 for Spain. That is a rise of about 71 percent in Murcia and about 82 percent across Spain over those years.
The recent acceleration#
Annual growth in Murcia was 1.7 percent in the first quarter of 2023, passed 5 percent in early 2024, and reached 14.4 percent in the fourth quarter of 2025, after a high of 15.0 percent in the third quarter. For Spain as a whole the figure rose from 3.5 percent to 12.9 percent over the same period. In late 2025, Murcia's annual growth was above the national figure.
Update: the latest INE release#
INE published the second quarter of 2026 on 7 September 2026. It now uses a new base period (2025), so the new figures are not directly comparable with the 2015-based series shown above, which ends in the fourth quarter of 2025. For Spain as a whole, INE reported annual growth of 12.2 percent in the second quarter of 2026, with 12.9 percent for second-hand homes and 7.4 percent for new homes. Prices rose in every region. For the exact figure for Murcia, see INE's regional tables.
What this means for a buyer#
- Prices have risen quickly, so budget with care and check the price per square metre of comparable homes, not just the index.
- Costs of buying come on top of the price. Ask a gestor for a full breakdown for your purchase, or talk to us about your plans.
- The index is regional. Prices differ a lot between a Mar Menor town, a golf resort and an inland village, so explore the region.
- Look at our current properties for real asking prices.
