Key takeaways

  • On a €200,000 loan over 25 years, the payment is about €948 a month at 3 percent, €1,056 at 4 percent and €1,169 at 5 percent.
  • One extra percentage point adds about €107 to €114 a month in that example.
  • A longer term lowers the monthly payment but raises the total interest you pay.
  • These are illustrative calculations of the loan only. They are not offers, and they exclude insurance, fees and your bank's margin.

Interest rates move, so it helps to know what a payment looks like at different rates. This article shows monthly payments on a €200,000 loan. They are our own calculations with the standard formula for a loan repaid in equal monthly instalments. They show the loan only. They exclude life or home insurance, fees and the margin your bank adds, so your real payment will differ.

Monthly payment on a €200,000 loan#

Term 3% 4% 5% 6%
20 years €1,109 €1,212 €1,320 €1,433
25 years €948 €1,056 €1,169 €1,289
30 years €843 €955 €1,074 €1,199

Figures are rounded to the nearest euro. The interest rate is the all-in annual rate of the loan.

What one percentage point does#

Take 25 years. Going from 3 to 4 percent adds about €107 a month. Going from 4 to 5 percent adds about €114. On a variable-rate loan, a change in the Euribor can feed through in this way. Our article on the Euribor explains how that rate is set and how it has moved.

Term, payment and total interest#

A longer term lowers the monthly payment but you pay interest for longer. At 4 percent over 25 years, the payment on €200,000 is about €1,056, and the total interest over the loan is about €116,700. Choose a payment you could still carry if rates were a point or two higher.

Next steps#

Try your own numbers in our mortgage calculator. Ask the bank for a written offer with the exact rate, the margin, the reset dates and all costs. A gestor or lawyer can check that offer for you.
