About the property#
- What exactly is for sale? Ask for the land, the building and anything extra, such as a pool, a shed or a roof terrace, and check it against the paperwork.
- Are the plans and the registered size the same as what you see? Extensions that are not registered can cause problems later, so ask a lawyer to check.
- What is the energy label, and what are the running costs? Ask for last year's bills for electricity, water and community fees.
About the paperwork#
- Who owns it, and is anything registered against it? A lawyer can request the official property record before you commit.
- Are all taxes, community fees and bills up to date? Ask for proof, so you do not inherit someone else's debts.
- Is the property allowed to be rented to holiday guests? Rules differ by region and by building, so check this before you count on rental income.

- What are the total costs on top of the price? Ask a gestor for a full breakdown for your own purchase, including taxes, notary and registry fees.
